Context
The Leek area in Staffordshire is experiencing high demand for retirement properties. This was highlighted to us through our strong relationship with Housing 21, one of the leading providers of retirement living facilities in the UK.
The site in question had undergone a successful planning application for a 57-bed care home. However, it now required resubmission under a different planning classification to make way for a newly proposed retirement living scheme.
Task
After identifying and acquiring a suitable site, our objective was to obtain planning permission for the new development, then bring together the right delivery team and provide full project support for the development.
This site and project also posed several additional challenges.
Situated on the edge of a conservation area, we had critical considerations in terms of impact, materials and elevation. There were also historical design elements to overcome in terms of viability at the start, even before planning was submitted.
